Apartments · South Daytona
How is an occupied apartment building repainted?
One section at a time, with notices posted so residents know which stair or walkway is out that day. That is how we run apartment and condo work.
This two story garden building in South Daytona is finished in a tan stucco, with brown trim at the roofline, along the edge of the upstairs walkway and on the doors. The exterior stair is the tricky part. It is the only way up for the second floor units, so a stair like this gets painted in a window when people are least likely to need it, and it stays marked until it is dry enough to walk on.
Stucco on older buildings nearly always has hairline cracks. We fill them before paint goes on. A crack left open lets rain in behind the new coating, and within a season the paint starts to bubble along the line where the water got in.

What does a rental owner need from an exterior repaint?
A finish that holds up between guests, and a schedule that does not cost a booking. On a rental, the second part matters most.
This Daytona Beach building sits on pilings, with parking underneath and two floors of living space above. The body is a pale yellow. Every railing, stair and balcony edge is white. White railings this close to the coast show everything, so they get the same prep as the walls: washed, sanded where the old coat is loose, and caulked at the joints where wind driven rain finds its way in. Stairs are painted from the top down, so nobody has to walk over wet paint to get out of the unit.

Can a bold storefront color work on a commercial building?
Yes, as long as the trim holds it together. On this two story storefront the walls are a bright aqua, and the window frames, door frame and roof edge are all black.
Strong colors are far less forgiving than beige. Every patch shows. So does every lap mark and every missed edge, which means the wall prep has to be even and the color goes on in steady, consistent passes so it dries without banding. Black trim needs a careful hand where it meets the aqua. A wavy line between two saturated colors is visible from across the street.

High rise · Daytona Beach
How do painters reach the top of an oceanfront high rise?
From a suspended work platform hung off the roof and lowered down the face of the building. You can see one on the left side of this tower.
This oceanfront building in Daytona Beach was pressure washed and painted from that platform. Washing always comes first. Salt spray leaves a film on concrete and balcony edges, and paint laid over it lets go early, usually on the side facing the water. Once a section is clean and dry it gets coated, and then the platform moves on to the next drop.
The photo was taken mid project. Balconies add another thing to plan around, because residents need notice to clear furniture and plants before the crew reaches their floor. If your board is pricing a job like this, ask for a written bid with the pressure washing and prep listed separately from the paint, so you can compare bids line by line.

When does painting start on a new apartment complex?
Once the siding and trim are up. This photo shows that stage on a Daytona Beach complex, with bare siding and ladders set against the wall.
New siding looks clean. It still needs work before the first coat. Nail heads get set, gaps at the trim and window edges get caulked, and construction dust gets washed off so the primer can bond instead of sitting on a layer of grit. The dark bands at the floor line and roofline set the edges the body color has to meet, so they are cut in carefully rather than sprayed over and fixed later.

Industrial · South Daytona
What does painting an industrial building interior involve?
Mostly preparation, plus planning around other trades. This is a metal building in a South Daytona industrial park before any paint went on.
New plywood walls have been built inside the steel frame. Sawhorses, a rolling scaffold and a sprayer are set out, with cords run across the slab. Bare plywood drinks the first coat, so it gets primed before any color. Seams and fastener heads are filled if the owner wants a smooth wall rather than a workshop look. The high walls and the steel overhead mean work at height, and the floor gets covered so overspray does not end up on the concrete.
